S Trap

This is an S trap. S traps are prohibited because water can siphon out of the trap and allow sewer gasses to enter the house.

This B Type flue pipe from the gas water heater requires a 1" minimum clearance from combustibles. This one is in contact with the plywood ceiling creating a fire hazard.

Expansion Tanks

These expansion tanks are required where there is a pressure reducing valve installed in the water supply and the utility supply pressure exceeds 80 psi.

Turbine Attic Ventilators

Here is one of the problems with turbine attic ventilators. Often times they will get blown off of their base leaving a large hole in the roof for rain to enter.
